Registration and compensation terms can vary. If you have already visited, tell me when and whom you met so I can check the available path without promising an outcome.
Who represents me when I speak with the builder?
The builder’s sales team is selling the builder’s homes; do not assume it is your independent representative. Florida generally presumes transaction brokerage unless another authorized relationship is established in writing. I will explain the brokerage relationship, services and scope in our agreement so you know what representation you are receiving.
Does using a buyer’s agent cost me anything?
Compensation is negotiable. A builder may offer a contribution, but it is not safe to promise every buyer pays nothing. Before touring, review the written fee, any builder payment and your responsibility for a shortfall. The agreement should make the services, duration and exit terms clear.
What does Trenton’s builder experience change?

My role is to help you compare the choices, identify the documents that matter and negotiate the available terms—not promise a discount that has not been offered.
Are builder incentives negotiable?
Sometimes, but availability is specific to the home, release, timing and written program. Ask separately about price, options, closing costs and lender-linked credits. Compare the net contract and financing costs. I will evaluate the offer in front of us; there is no universal savings amount or guaranteed “best month” that applies to every purchase.
Should I use the builder’s preferred lender?
Compare its Loan Estimate with an outside lender using the same loan structure and timing. Include points, fees, credits, cash to close and total cost over the period you expect to keep the loan. Get any lender-linked builder incentive in writing. A smaller estimate for taxes or insurance is not a true financing discount.
What is the catch with a low advertised monthly payment?
Find out whether the payment is temporary, which taxes, insurance and association charges are included, and what happens after any subsidy ends. Points can trade upfront cost for a lower rate; lender credits can trade lower upfront cost for a higher rate. Compare the full payment schedule and lock terms.
Can I have an independent home inspection?
The inspection addendum reviewed allows two buyer-paid inspections: pre-drywall and before the pre-closing quality orientation. It requires advance scheduling, a licensed inspector, insurance documentation and prompt reporting; inspections cannot delay closing under that version. Arrange the process early. Your own agreement may differ, and an inventory home may already be past pre-drywall.

The reviewed agreement requires permission and an accompanying seller representative for construction-site visits. Schedule updates through the construction team and use agreed photo or video check-ins when you are out of state. Do not walk an active build alone or send a contractor in without authorization.
Is the estimated completion month guaranteed?
Treat an estimated completion date differently from a contractual obligation. Read the delay provisions, notice requirements and financing deadlines before committing to a lease termination, moving truck or home sale. Request updated progress information and build flexibility into your relocation plan. A listing’s expected month is not a guarantee.
Can I cancel or change selections after signing?
Do not assume a standard cooling-off period, refundable deposit or open-ended design-change window. The purchase agreement and addenda define contingencies, deadlines and remedies. Identify those dates before signing and have a Florida real estate attorney review legal questions. A verbal assurance should be reflected in the signed documents.
What should I verify before wiring closing funds?
Confirm instructions by calling the closing company at a phone number you independently verified. Do not rely on a changed account number in an email or a number supplied in the same suspicious message. Confirm receipt promptly. The reviewed buyer packet includes a wire-fraud warning because real estate closings are a common target.
Will smart-home features be ready when I get the keys?
The reviewed smart-home addendum says components need internet and configuration after closing. Identify the equipment, installer appointments, included assistance, activation deadlines and ongoing subscriptions in your own documents. An installed wiring backbone is not the same as a fully configured home network.
What should I keep after closing?
Keep the executed agreement and addenda, survey, closing disclosure, warranties, option lists, permits and inspection reports in one place. Calendar homestead, warranty reporting and maintenance tasks. Understand which concern goes to the builder, association, utility or insurer so a problem reaches the right party quickly.
