Before the appointment
- Tell Trenton whether you have already contacted or visited the builder.
- Agree on the brokerage relationship, services, fee and any builder contribution in writing.
- Set a complete purchase budget and a separate comfortable monthly ownership budget.
- List must-haves: bedrooms, guest privacy, garage dimensions, accessibility and outdoor space.
The home and lot
- Write down the plan, elevation, lot/phase, living area and selected structural changes.
- Separate base price, lot premium, structural options, finishes, credits and closing expenses.
- Ask what the model includes that the quoted home does not.
- Walk the actual homesite; check lanai sun, easements, drainage, equipment and nearby future phases.
- Request the selected drawing, plot plan, included-features list and option schedule.
The recurring costs
- Get the current HOA budget and pre/post-amenity dues; confirm when the change applies.
- Clarify the restaurant charge: fee, minimum or credit; separate or included.
- Obtain the parcel’s current and next-year CDD assessment and identify what is in escrow.
- Estimate completed-home taxes using your own exemptions and portability.
- Quote homeowners and flood insurance for the exact home, including deductibles.
- Confirm internet provider/package, irrigation-water bills and other utility connections.
The rules and lifestyle
- Verify each household occupant’s eligibility and the visitor policy.
- Read lease term/frequency, tenant-age and approval requirements.
- Check pet, parking, RV, fence, pool and exterior-change rules against your needs.
- Ask what amenities are open, what is planned and where current activities meet.
- Drive your actual grocery, doctor, airport and beach routes at useful times.
The agreement and closing
- Review deposit refundability, financing terms, cancellation provisions and notice deadlines.
- Compare matching Loan Estimates and written lender-linked incentives.
- Schedule independent inspections under the actual inspection addendum.
- Understand completion estimates, closing notice and the plan if timing changes.
- Identify association capital, transfer, estoppel and other closing charges.
- Verify wiring instructions by a trusted, independently confirmed phone number.
- Keep final documents and calendar homestead, warranty and maintenance tasks.
