Usually you should treat the model as a demonstration of possibilities. Ask for a written included-features sheet and an itemized model-option list. Then price your selected plan, elevation, lot, structural options and finishes together. Furniture and staging do not establish what comes with the house. Compare the resulting contract total, not two unrelated base prices.

Mystique Grand and Stellar Grand are the explicitly two-story designs in our comparison. Renown and Stellar Grand advertise three-car garages; Mystique, Stardom and Stellar show variable garage configurations. Measure the actual vehicle bays, door openings and storage areas. A golf-cart/storage extension is not automatically a full additional car bay.

An inventory home makes its selected finishes and construction progress easier to inspect. A to-be-built purchase can offer more choice, subject to the release and selection deadlines. Compare total price, available concessions, completion timing and how much you would spend changing an inventory home afterward. Neither route is automatically the better deal.

Walk the homesite and study the survey, orientation, setbacks, easements and nearby future phases. Consider afternoon lanai sun, road traffic, equipment, drainage and privacy. A premium view has value only if you understand what is actually protected. The reviewed community addendum does not guarantee pond water levels or convey ownership beyond your lot.

No blanket assumption is safe. Features differ by plan, collection, release and contract. The available Pulte-branded fee sheet is dated December 9, 2025. It shows monthly HOA dues of $262.41–$278.87 before amenities and restaurant, and $402.66–$419.95 afterward, depending on collection. These are historical published figures, not a verified current quote. The table below preserves the collection-specific amounts and document date. Request the current approved budget and closing statement.

What is included in the HOA—and what is not?

The published sheet covers community facilities, common areas, roads, gate monitoring, homesite landscaping/irrigation maintenance and bulk internet/streaming. It does not establish roof replacement or home exterior maintenance. The reviewed August 2026 community addendum separately assigns the homeowner the reclaimed irrigation-water bill, as well as potable water/sewer and gas charges. Maintenance of the irrigation system is different from paying for the water.

The older fee sheet identifies a $500 annual food-and-beverage charge once Beachwood Tap is operating. Do not assume it is a refundable dining credit, a spend minimum, or a fee already included in monthly dues. Obtain the current restaurant policy and billing treatment before adding it to a budget.

How much is the CDD assessment?

The adopted FY2027 budget contains a projected Phase 1 assessment table: $1,380.86 annually for 40-foot lots, $1,649.65 for 50-foot lots and $2,052.83 for 60-foot lots. That fiscal year runs October 1, 2026 through September 30, 2027. Future phases do not have homeowner totals in that table. Verify your exact parcel, rather than apply these figures community-wide.

Is the CDD part of the HOA or property tax?

The CDD and HOA are separate. The CDD is a public special-purpose district; the HOA is the community association. The reviewed purchase disclosure says CDD non-ad valorem charges can appear separately on the county tax bill. When a lender escrows them with taxes, avoid counting them twice in your monthly budget.

Can HOA and CDD charges increase?

Yes. The FY2027 Phase 1 projection is $61.20 higher per lot annually than the FY2026 comparison. The contract’s community disclosure also anticipates HOA budget changes, possible special assessments and changing closing fees. Neither an early budget nor an advertised monthly payment promises a fixed long-term obligation.

What extra association charges can appear at closing?

The reviewed community addendum provides for an operating-capital contribution and management-company estoppel, transfer and other fees. It does not supply a universal dollar total. Ask for each charge, who receives it, whether it is refundable, and whether any builder credit can cover it. Add association prorations and prepaid/escrow items to cash needed at closing.

Why might the tax bill rise after buying a new home?

Florida values real property as of January 1. A prior bill may reflect land or an unfinished improvement rather than your completed home. Use the Manatee Property Appraiser’s estimator for the actual parcel and expected value. A seller’s old bill, or an early lender escrow estimate, is not a reliable forecast of your stabilized bill.

How does Florida homestead work in 2026?

For a qualifying permanent residence, the first exemption is up to $25,000. Florida DOR lists the 2026 additional, non-school exemption as up to $26,411, applied above the relevant assessed-value threshold. Establish qualifying residency by January 1 and generally apply by March 1. A seasonal home should not be budgeted as automatically eligible.

Can I bring my Save Our Homes benefit with me?

A qualifying Florida homeowner may transfer an assessment difference through portability, subject to timing, a $500,000 cap and proportional treatment when downsizing. It is not a transfer of the old tax bill. Apply for portability as well as homestead and have the Property Appraiser calculate your situation.

What should my complete monthly budget include?

Include principal and interest if financed, completed-home property taxes, CDD once, HOA at the applicable amenity stage, homeowners/flood coverage, utilities, any separate dining charge, maintenance reserves and lifestyle spending. Divide annual costs by 12 for comparison, but keep their actual due dates on a cash-flow calendar. Cash buyers still have every ownership cost other than mortgage principal and interest.

The developer’s September 2026 information describes the Solara clubhouse as opening in early 2027. The resident newsletter also labels the amenity center as coming in 2027. Does everyone in a home have to be 55 or older?

Not necessarily. The reviewed Sunchase age-verification addendum requires at least one occupant aged 55 or older and compliance with the community declaration. The public fee-sheet age note also excludes residents under 19 while describing limited younger residents. Get the current recorded policy for additional occupants and any exceptions; these summaries do not replace it.

Can I buy under 55 because of the 80/20 rule?

The federal HOPA framework generally requires at least 80% of occupied units to have at least one occupant aged 55 or older, plus qualifying policies and verification. The remaining 20% is not a guaranteed allotment that an under-55 buyer can claim. HUD allows stricter community policies. Obtain written eligibility confirmation before relying on an exception.

Can a younger spouse live with me?

Have the association evaluate your actual household against the recorded age rules. A qualifying older occupant does not by itself establish every condition that applies to a younger resident. Do not assume a survivor or caregiver exception. Ask the association to identify the current provision that addresses loss of the qualifying occupant and any accommodation process. Have that answer reviewed before purchase if your household depends on it. Federal eligibility rules alone do not settle an individual occupancy outcome.

Yes, the reviewed age-verification addendum requires owners to deliver the community restrictions to purchasers or lessees, notify the association of changes in occupancy and comply with age restrictions. The August 2026 community addendum reviewed permits whole-home leases of at least six months, with no more than two leases per calendar year unless the association approves a hardship exception. Treat each as a proposed exterior alteration needing the applicable written approval, permits and lot review. Ask about setbacks, drainage, equipment location, sound, easements and service access. The reviewed addendum generally restricts these vehicles to the garage or what Florida law permits. It allows RV/motor-home loading or unloading in a driveway for up to 24 hours. There is a document conflict: the older public fee sheet names SpeedStream, while the reviewed August 2026 community addendum identifies a bulk internet/streaming agreement with Spectrum Sunshine State, LLC. That addendum puts the bulk charge in association assessments and provides no offset for choosing another provider. Confirm the active provider, speed, equipment and package with management.

There is no single honest drive time for the whole region. Choose the beach, workplace or airport you really use and test the route at your likely travel time. Build a list around the grocery stores, prescriptions, specialists, hospital services and everyday errands you actually need. Confirm that doctors accept your insurance and are taking patients. Then drive those routes. A nearby medical building does not establish availability of a particular service or provider.

No community-wide claim is supported. The reviewed disclosure identifies certain Phase 1 lots within a delineated flood zone and warns that classifications can change. The builder’s sales team is selling the builder’s homes; do not assume it is your independent representative. Florida generally presumes transaction brokerage unless another authorized relationship is established in writing. Compare its Loan Estimate with an outside lender using the same loan structure and timing. Include points, fees, credits, cash to close and total cost over the period you expect to keep the loan. Get any lender-linked builder incentive in writing. A smaller estimate for taxes or insurance is not a true financing discount.

Find out whether the payment is temporary, which taxes, insurance and association charges are included, and what happens after any subsidy ends. The inspection addendum reviewed allows two buyer-paid inspections: pre-drywall and before the pre-closing quality orientation. Your own agreement may differ, and an inventory home may already be past pre-drywall.

Do not assume a standard cooling-off period, refundable deposit or open-ended design-change window. The purchase agreement and addenda define contingencies, deadlines and remedies. Identify those dates before signing and have a Florida real estate attorney review legal questions. A verbal assurance should be reflected in the signed documents.

Confirm instructions by calling the closing company at a phone number you independently verified. Do not rely on a changed account number in an email or a number supplied in the same suspicious message. Confirm receipt promptly.
