Can I rent out a home in Sunchase?

The August 2026 community addendum reviewed permits whole-home leases of at least six months, with no more than two leases per calendar year unless the association approves a hardship exception. Separate room rentals are not permitted in that version. Confirm the current declaration, tenant approval and age rules before relying on rental income.

Are short-term rentals or Airbnb stays allowed?

The reviewed six-month minimum lease term is incompatible with nightly or weekly rentals. Do not underwrite a purchase as a vacation-rental investment based on the community name or a third-party listing. Obtain the current recorded leasing rules and any amendments.

How many pets can I have?

The reviewed community addendum allows up to three domestic pets, subject to county ordinances and further community rules. Pets outside must be leashed or in an enclosed portion of the yard; the addendum prohibits leaving them tied up unattended outside. Confirm any additional animal restrictions and accommodation procedures for your situation.

Can I put up a fence?

Prior written ARC consent is required in the reviewed addendum. Its stated fence material is black aluminum picket; it excludes wood and chain link. The current design guidelines, lot conditions, easements and drainage requirements still govern the design. A fence pictured elsewhere does not establish approval for your yard.

Can I add a pool, screened lanai or generator?

Treat each as a proposed exterior alteration needing the applicable written approval, permits and lot review. Ask about setbacks, drainage, equipment location, sound, easements and service access. A large-looking backyard is not proof a pool will fit, and optional pool preparation is not the same as an installed pool.

Can I park an RV, boat or commercial vehicle at home?

The reviewed addendum generally restricts these vehicles to the garage or what Florida law permits. It allows RV/motor-home loading or unloading in a driveway for up to 24 hours. It also restricts street parking and blocking sidewalks. Confirm current rules and applicable law for the exact vehicle rather than assume a driveway is unrestricted storage.

Does the HOA maintain my landscaping?

The reviewed addendum assigns landscape and irrigation maintenance on lots and common areas to the association. It allows service to be bypassed when access is obstructed and assigns maintenance of owner-added, approved landscaping to the owner. Confirm replacement policies and service scope. You still pay the lot’s reclaimed-water bill under that version.

What internet service is included?

There is a document conflict: the older public fee sheet names SpeedStream, while the reviewed August 2026 community addendum identifies a bulk internet/streaming agreement with Spectrum Sunshine State, LLC. That addendum puts the bulk charge in association assessments and provides no offset for choosing another provider. Confirm the active provider, speed, equipment and package with management.

Which utilities are billed separately?

The reviewed community addendum assigns potable water/sewer, reclaimed irrigation water and natural gas charges to the homeowner. It identifies Manatee County reclaimed water and TECO Gas. Electric provider, current tariffs, connection charges and trash arrangements were not verified here; obtain the move-in utility sheet for the exact address.

Is mail delivered to the front door?

The reviewed community addendum specifies community mail kiosks rather than delivery to individual homes. Check kiosk placement when selecting a lot and ask about parcel delivery, keys and any replacement charges.

Are gates a security guarantee?

No. The reviewed community disclosure calls gates traffic-control devices and anticipates periods when they may be open during development. Evaluate your home-security preferences separately. Gate monitoring, a video doorbell and a smart-home package do not guarantee prevention of crime.

Can I swim in a pond or build a private dock?

The reviewed addendum prohibits swimming and private docks in community water bodies. It also states that a premium for a view does not convey ownership beyond the lot line and that water levels fluctuate. Treat retention areas as infrastructure and habitat, not a private swimming or boating amenity.
