Sunchase vs. BayView vs. Catalina: how I would compare three Del Webb options

A practical comparison of Parrish and Lakewood Ranch options, focused on the actual home, community experience and ownership costs.

Compare Sunchase, BayView and Catalina using the homes actually available to you, the amenities you can use when you move, and a complete ownership budget. Sunchase and BayView are Parrish options; Catalina is in Lakewood Ranch. The best fit depends on your priorities and the current facts.

Start with your priorities instead of a winner

I would not tell every buyer to choose the same Del Webb community. Someone who wants a particular new-construction layout may make a different decision from someone who wants an established social routine the week they arrive. The useful comparison begins with the life you want the home to support.

Write down three priorities before touring: perhaps a comfortable monthly cost, room for visiting family and a specific type of home. Then identify one or two things you can compromise on. Without that order, the last attractive model you see can become the favorite for reasons that do not survive the drive home.

Use location as the first practical filter

Sunchase and BayView are Parrish communities. Catalina is in Lakewood Ranch. Those place names are a starting point, but they do not tell you how an individual home fits your routine. Check the exact entrance and address, and compare the routes you expect to use regularly.

I would map groceries, your likely healthcare destinations, family or friends, airports you actually use and any regular recreation. Drive important routes at relevant times when possible. A mileage figure can hide an inconvenient sequence of turns, a busy intersection or a trip that feels longer than you want to make often.

Compare the available home, not just the community name

Sunchase’s current builder material describes single-family homes. Catalina also has an attached-villa option in its published plan lineup. That difference can matter if you want a particular level of separation, outdoor space or maintenance arrangement. An attached home still needs a careful review of the exact responsibilities and rules.

For BayView, confirm current homes for sale and whether each is a resale or another type of available opportunity. An older brochure or a builder web page does not establish current inventory. Across all three, compare the real address, layout, condition or completion stage, lot and included features before you decide which price is more attractive.

Ask what your first month will actually look like

For Sunchase, the builder’s published target for Solara is early 2027 as checked September 5, 2026. Treat that as a target, not guaranteed access on your move-in day. The existing amenities guide distinguishes current resident activities from planned facilities.

Apply the same standard everywhere: ask which amenities are operating, what access is included, whether construction affects the experience and how guests participate. BayView’s historical brochure introduces its amenity setting, and Catalina’s current builder material discusses amenity construction. Neither replaces a current on-site explanation of what is available when you would move.

Build three ownership budgets using the same assumptions

Put the same columns next to each home: purchase price, likely closing costs, estimated completed-home taxes, current association dues, district assessments if applicable, insurance, utilities and any charges outside regular dues. For a resale, include condition-related spending and changes you would want to make.

Do not reuse Sunchase’s fee sheet for another Del Webb community. Ask for each association’s current budget and applicable documents, and identify expected changes rather than treating today’s number as permanent. If one option costs more, the next question is whether its location, home or experience is worth that difference to you.

  • Use the same down payment and financing assumptions when comparing payments.
  • Confirm whether each home needs immediate furnishings, improvements or repairs.
  • Check which exterior services are included and which expenses remain yours.
  • Identify any known one-time charges separately from recurring costs.

Compare the rules that affect your household

The Del Webb name does not make every community’s documents identical. Additional-resident ages, guest stays, leasing, pets, parking, exterior changes and maintenance responsibilities need community-specific confirmation.

I would put your non-negotiable questions in writing and use the same list at each community. A home can be beautiful and still be the wrong purchase if a rule conflicts with a major part of your plan. Resolve that before ranking the countertops and floor finishes.

Tour with a scorecard, then talk through the tradeoffs

After each visit, score the home, location, current lifestyle, costs and rules against your original priorities. Write one thing you liked, one concern and one question still unanswered. That keeps the comparison connected to evidence while the details are fresh.
