Does everyone in a home have to be 55 or older?

Not necessarily. The reviewed Sunchase age-verification addendum requires at least one occupant aged 55 or older and compliance with the community declaration. The public fee-sheet age note also excludes residents under 19 while describing limited younger residents. Can I buy under 55 because of the 80/20 rule?

The federal HOPA framework generally requires at least 80% of occupied units to have at least one occupant aged 55 or older, plus qualifying policies and verification. The remaining 20% is not a guaranteed allotment that an under-55 buyer can claim. HUD allows stricter community policies. Obtain written eligibility confirmation before relying on an exception.

Can a younger spouse live with me?

Have the association evaluate your actual household against the recorded age rules. A qualifying older occupant does not by itself establish every condition that applies to a younger resident. Ask about minimum occupant age, verification and the policy if the qualifying occupant later stops living there.

Can grandchildren visit?

A visit is different from permanent occupancy. The material reviewed does not establish the current maximum guest stay or rules for child visitors. Request overnight limits, cumulative annual limits, amenity access and supervision rules from the association. Do not interpret a resident-age restriction as a blanket ban on family visits.

Can my adult child inherit the home?

Ownership and permission to occupy are separate. The reviewed age addendum requires age-qualified occupancy after a sale or other transfer. An heir may need to sell, lease to a qualifying household or seek an applicable exception, depending on the governing documents. Obtain legal advice on your estate plan and the actual declaration.

What happens if the older spouse dies or moves into care?

Do not assume a survivor or caregiver exception. Ask the association to identify the current provision that addresses loss of the qualifying occupant and any accommodation process. Have that answer reviewed before purchase if your household depends on it. Federal eligibility rules alone do not settle an individual occupancy outcome.

Do tenants also have to satisfy age rules?

Yes, the reviewed age-verification addendum requires owners to deliver the community restrictions to purchasers or lessees, notify the association of changes in occupancy and comply with age restrictions. The separate lease-length and frequency rules also matter. Approve the household, not just the lease paperwork.
